The settlement is governed by the building conditions mentioned in the following Presidential Decrees and concerning SETTLEMENTS UNDER 2000 DWELLINGS

EPA 82-221/1987 (Government Gazette 585/D/1987) and 1896/1996 (Government Gazette 607/D/1996) Decisions of the prefect of settlement demarcation, determining the building conditions and the completeness for the specific settlement. From the above it follows: PERFECTNESS: 300 sq.m. in the cohesive part of the settlement and 1000 sq.m. throughout the rest of the settlement, by way of derogation from whatever area they had on 03-05-85. BUILDABILITY: - person in a common area 4 meters wide - by partition minimum face 12 meters - for plots created after 4-11-2011: a) minimum person 10m. for plots up to 500 sq.m. b) minimum person 15m. for plots over 500 sq.m. MAXIMUM COVERAGE: 60% FACTOR STRUCTURE: - For plots up to 700 sq.m. maximum floor area 240 sq.m. - For plots over 700 sq.m. maximum floor area 400 sq.m. - For plots up to 200 sq.m. building factor 1.00 and maximum coverage up to 70% if 60% is not enough for building 200 sq.m. - For tourist or professional use: Scaling by 0.6 (1-1000) - 0.5 (1001 - 2000) - 0.4 (2001-3000) - 0.2 (3001 - 4000) 0.3 for the rest MAXIMUM HEIGHT: 7.50 meters DISTANCE FROM BOUNDARIES: 2.50 or in contact. ROOF: Mandatory, with a maximum slope of 50% and a height increment of 2.00 meters.
